Prospective property
buyers are becoming increasingly aware of the liabilities involved with
purchasing a property. Environmental impairment may not only
significantly affect the value of a property, but may also carry a
significant cost to repair the environmental impairment. Michaels
Engineering can provide the level of assessment that applies to your
potential property purchase, “All Appropriate Inquiry/ASTM E1527-05”,
ASTM E1527-00, or a Transaction Screen/ASTM E1528. If the potential for
environmental impairment is discovered through one of these avenues or
is otherwise suspected, a Phase II Environmental Site Assessment can be
completed to determine if actual impairment exists. Once the existence
of actual environmental impairment is determined, Michaels Engineering
can also provide Site Investigation and Remediation services to repair
the property and obtain closure by state and/or federal agencies.
